Thank you sadiki, it was plenty of luck. I went and saw the places you told me about, they were both viable options. the one in Hamra (the building of the juice exhibition) is insanely close to AUB but wanted rent as one year in advance...
while the AIn Mreissheh's building (that had the sea view) had no apartment available, it turned out there was another building in the same street that had still one left (facing radisson) so most probably I will be moving there when everything is set.
